Cancellation Policy

To cancel or change a confirmed reservation, please contact us by phone at +30 2381033387 or in writing, quoting your booking reference. A cancellation is only effective once we acknowledge it. We recommend contacting us as early as possible.

• More than 14 days before check-in: free cancellation, any amount paid is refunded in full.
• 7 to 14 days before check-in: the first night of the stay is charged; the remaining balance is refunded.
• Less than 7 days before check-in: the reservation is non-refundable.
• No-show or early departure: the full amount of the reservation is charged and is non-refundable.

Unless otherwise stated at the time of booking, these standard terms apply. Special offers, peak-season dates, and group or event bookings may carry stricter, non-refundable terms, which will be communicated to you before confirmation.

Requests to change dates or apartment are subject to availability and the price applicable to the new dates. We will always try to accommodate reasonable changes, but where we cannot, the standard cancellation terms above will apply.

Eligible refunds are processed through our contracted payment intermediary, ODLSystems I.K.E., to the original method of payment. Please allow a reasonable period for your bank to display the refunded amount.

In the rare event that we must cancel your reservation due to circumstances beyond our control (force majeure, damage to the property, or similar), you will be offered alternative dates where possible or a full refund of amounts paid. Our liability in such cases is limited to the amount paid for the reservation.

Reservations found to have been made for purposes other than a genuine stay, including bookings made solely to obtain visa-support documentation, may be cancelled without refund, as set out in our Terms of Use.
